By Scott von Gonten, CGA, CGP, CR, CDST

Many of our fellow contractors are currently violating the EPA’s Renovation, Repair, and Painting Rule (RRP Rule).  That’s because they have either not heard of this new Federal Regulation or have heard about it, but are very confused about its details.  In fact, there has been so much misleading, and completely false, information published about this RRP Rule, no wonder people are frustrated.  This article will help you and other contractors clearly understand the RRP Rule and have a reliable resource for accurate answers. Homeowner Alert–The New Lead-Based Paint Rule and How It Affects You

Homeowner Alert–The New Lead-Based Paint Rule and How It Affects You

By Scott von Gonten, CGA, CGP, CR, CDST

Do you live in a home built before 1978?

Do you want to do some remodeling to make your home more comfortable, energy-efficient, or “roomy?”  If so, consider the following:

  • Does your home need repainting?
  • Do you need some “Weatherization” improvements?
  • Do you need new energy-efficient windows or doors installed?
  • Does your siding or trim need to be replaced?
  • Do you need a room addition?
  • Do you need some electrical, plumbing, or heating/ventilation/air conditioning work done that would involve cutting holes in your walls or ceilings?
  • Would any remodeling activity require the removal of baseboards or other moulding?
  • Would a roofing project require the painted drip edge or fascia to be disturbed or removed?

If any of these conditions apply, there is a relatively new regulation that affects you.  Read more about this Homeowner article

Testing for Lead-Based Paint

Testing for Lead-Based Paint

Do you live in a home that was built before 1978? Are you planning a remodeling project for that home?  If so, you will need to have the home tested for lead-based paint prior to the renovation.

Are you in the process of purchasing a home that was originally built before 1978?  Are you a Realtor working with a home buyer?  If so, the home buyer is allowed 10 days to have a lead-based paint inspection conducted on that home by a Licensed Lead Risk Assessor or Licensed Lead Inspector.

Are you a remodeler or contractor who is ready to renovate a home, which was originally built before 1978?  If so, the EPA’s Renovation, Repair, and Painting Rule requires you to have that home tested for lead-based paint prior to any renovation.

Whether you are a current homeowner, a potential homeowner, or a renovator, you should have lead-based paint testing conducted on pre-1978 housing. Read about the Three Options for Lead Paint Testing
